Deliverables/Principal Results Expected:
Supervises a team that is responsible for all aspects of the cleanliness, safety, and repair in a residential facility.
Provides direct supervision and support to assigned maintenance and housekeeping staff
Serves as a member of the facility leadership team, attending leadership meetings and sharing leadership responsibilities with other departmental leadership.
Participates in annual planning with the Residential Program team, establishing long and short term purchases and facility updates that are coordinated and prioritized with the Regional Facilities Director and the regional CapEx budget; projecting routine expenditures that are reflected in the facility’s operations budget; and establishing Key Performance Indicators for the facility.
Serves as chair of the facility Safety Committee, maintains and updates the Safety Handbook, and ensures all facility staff receive safety orientation and policy updates.
Publishes a monthly staff schedule that ensures maintenance and housekeeping staff are scheduled to work each day and during the hours that maintenance and cleaning duties are needed.
Establishes and publishes an on-call structure in coordination with the Regional Facilities Director.
Ensures that routine housekeeping and maintenance tasks are completed according to a written schedule, and reports completed and open items to the Executive Director and Regional Facilities Manager through Smartsheet reports and ticket requests.
Ensures that daily, weekly, and monthly walkthroughs are completed with the facility team according to a published schedule.
Ensures that non-routine repairs, purchases and projects are completed as quickly as possible and are documented through the ticket system.
When additional/supplemental resources are needed, communicates clearly through the ticket system.
Responsible for hiring, training, monitoring, and supporting all maintenance and housekeeping staff that are assigned to the facility, including temporary and permanent contracted staff.
Ensures all staff receive communication about departmental, program, and organization-wide goals and progress.
At a minimum, facilitates a monthly staff meeting for all members of the facilities team.
Ensures that every member of the facilities team receives individual supervision at least once monthly in accordance with facility expectations.
Assists each employee in establishing and achieving performance and career goals, with regular review and updates.
Ensures that every member of the facilities department understands what is expected of the team and themselves each day through the use of checklists, team huddles, and other communication.
Provides feedback on teamwork.
Manages linen and supply inventory and loss control.
Provides monthly report of Key Performance Indicators related to the employee experience (% of staff receiving supervision; % of staff participating in staff meeting; % of new staff receiving orientation prior to working alone; department turnover; employee injuries / lost days); client experience (pulse survey results; bedroom walkthrough results); and efficiency (ticket response time; linen cost ppd; repair cost ppd, etc); regulatory compliance (i.

Requirements
Technical Competencies: Maintains a competent level in maintenance skills, plumbing, electrical, structural, HVAC areas.
Maintain competencies in maintenance/ construction/ engineering and NFPA/ CARF/ Department of Health codes and building regulations.
Able to use an automated ticket system and other computer software.
Able to maintain repair records and prepare related reports.
Able to perform equipment/facility repairs as needed.
Able to supervise and support a team toward success.
Education, Experience: High School Diploma or equivalent required.
Plumbing, electrical, building and heating experience required.
Supervisory experience preferred.
